Dependence price of rent on common flat price

Main objective of this thesis is to determine the process for rent calculation of flats in line with presumptions influencing dependence of rent on common flat price. Proposed methodology is based on presumption of investing in property and possible yields or risks of this investment. The work studied the effects of correlation rentals and flat price.

Evaluation of the costs of an investment apartment during the operational phase of its life cycle

This thesis evaluates the costs associated with owning an investment apartment unit during the operational phase of the life cycle. Its aim was to identify the individual costs that are related to the investment in the apartment unit and to determine their share in the total operating cost. The thesis examined each cost item and identified the costs it generates in turn. Subsequently, the information found was applied to a model investment property case, thereby cash flows could be compiled over a thirty-year evaluation period. The thesis concluded by comparing the identified costs with the services offered in the market that focus on investment property management.

Price Map of Apartment Flats in Brno

The aim of the thesis is to create price maps of rental flats in Brno . This maps are elaborated in graphical and electronical form. There is also description of obatining and evaluating of data concerning rents of flats. Data are membered according to the type of flat and city parts of Brno. Analysis of data is a part of the thesis as well.

Financial leasing versus bank loan in determination purchase of effects

The main goal of this study is to compare two forms of asset financing i.e. leasing and bank lending. At the very beginning, there is a description of leasing, its history, benefits and disadvantages. Second part of the project provides definition of bank lending as a source of financing. The third part of the study compares either of financing options through discounted cash flow method patterned after a practical example. Finally, there is an evaluation of options and financial analysis so I”ll be able to find out the impact on the company.

Magdalena Danielová 19. 6. 2023 Abstract Lease of the Business Premises The aim of the thesis is to analyse the legal regulation of a lease of the business premises, as it is currently contained in the Act No. 89/2012 Coll., the Civil Code (Civil Code). With the date of effectiveness of the Civil Code on 1 January 2014 numerous amendments were introduced in the area of a business lease. The previous legal regulation was contained in particular in the Act No.116/1990 Coll., on the lease and sublease of non-residential premises, as a special legal regulation to the Act No. 40/1964 Coll., the Civil Code. With regard to the transitional provisions of the Civil Code which regulate the application of its provisions on a lease of non-residential premises established before the effectiveness of the Civil Code, the thesis also includes the comparison of the both mentioned regulations. The thesis is divided into seven chapters. The first chapter contains a historical excursion into the period from the end of the WWII to the end of 2013, and it focuses on the legal regulations relevant for the non-residential premises, especially the above-mentioned the Act No. 116/1990 Coll.
